History of Sorrento Hills
Fullerton’s Sorrento Hills Neighborhood was built between 1987 and 1989 by builder JM Peters. Since the project itself is still relatively new, there isn’t a whole lot of historical information available about the neighborhood. The nearby Brea Dam Area was built in 1942 by the Army Corps of Engineers and is still owned by them to this day.

Special Features
Gated Community
Sorrento Hills is a gated and private community. Being that the community is enclosed, it is a very safe place to live and raise a family. Interested parties will find the crime statistics to be very low for the Sorrento Hills community. For home buyers that place a premium on quiet, the neighborhood will not disappoint as the same gate results in very little through traffic.
Three Car Garages and Driveways
One of the greatest features about this neighborhood is that the houses are complete with three car garages and driveways. Not only does it allow a great amount of space, but it also a nice feature for extra parking. Many streets in Fullerton do not allow over night parking, so the driveway offers three extra spots if you need more room or if you have guests.
Cul–de–sac
A cul–de–sac is the name for a neighborhood street that is significantly wider than the surrounding streets, usually rounded in shape, and has zero through traffic except from residents who live on the street. The major benefit is that cul–de–sac homes can make very good places for young children to play with less of a threat of traffic. The downside is that the end homes can be less than ideal according to the laws of feng shui, at least according to the people we’ve encountered. Sorrento Hills contains numerous large and small cul–de–sacs along with the normal mix of straighter residential streets.
Community Park
There is a community park in Sorrento Hills available to all residents. It is a small, private park with trees and a grassy area nice for relaxing and bringing your children or pets. There is also a basketball court available for public use within the Sorrento Hills neighborhood.
Upscale Master Bedrooms
Sorrento Hills’ homes feature incredible master suites with plenty of room for king size beds and other furniture. The rooms feature jacuzzi tubs, dual sinks, and high vaulted ceilings providing great lighting and a nice open look for the room. Many of the suites have built–in fireplaces with mantle.
Views
The views within the community vary according to location. They can have zero view, hillside view, nature area view, or mountain view. Since the land around the community is still rich in oil, many of the homes will actually have views of some of the oil pumping machinery. The eastern most portion of Elmhurst drive has some of the most unique views given its rather isolated location.
Low Maintenence Yards
If you’re looking for a big sprawling yard with lots of grass to mow, Sorrento Hills is probably not for you. But what the smaller low maintenance yard lacks in space may be made up for in design qualities. Most of the yards have a nice blend of hardscape and landscape that was well thought out with proper grading and liberal use of area drains. Don’t let size fool you, some of these yards are impressively beautiful and functional despite their scaled down size.
HOA but No Mello Roos
Approx $130 per month, covers water, general area maintenance, street maintenance, gate maintenance, community landscaping. Some people may find this a difficult pill to swallow but one should always consider the cost of maintenance on any home. When kept in this perspective, the monthly fee does not seem so bad. As with any HOA there are restrictions placed on what you can do to the exterior of the home. The upside is that neighbors who are color palate challenged will not be able affect the look of the entire neighborhood. The downside is that an independent homeowner may not like being bound by the association rules when it comes to altering their property.
Area Fundamentals
Close to Downtown Areas
This neighborhood is in between and about an equal distance to two exciting downtown areas. Downtown Fullerton, featuring shops, restaurants, entertainment, nightlife and more, is just a short car ride away. Heading the other direction you will be in Downtown Brea, featuring movie theaters, restaurants, and plenty of entertainment as well. Near downtown is the very popular Brea Mall, just a short distance from Sorrento Hills as well.
Close to Hospital
The Sorrento Hills neighborhood is a very short car ride to St. Jude Hospital. It is a very convenient distance and an easy drive to the hospital, assuring you and your family’s safety in case of an emergency. The neighborhood is also near the Morningside Retirement Community of Fullerton.
Close to Schools
Sorrento Hills is located in the Fullerton Joint Union School District. Also, the community is about an equal distance between California State University of Fullerton and Fullerton Junior College, convenient for your children or any student in your home.

With the presence of underdeveloped nature areas and rugged hillside expanses, home owners in the area need to be aware of the presence of coyotes. Small pets should be well protected in order to avoid being harmed by the native animals. Being that Sorrento Hills is a gated community, it is not very likely that a resident will come in contact with a coyote. However, it is possible for one to come through the gate or into backyards from the hillsides. Coyotes and other native wildlife are unique features of the area and part of its natural attraction to home buyers.
